Geoff and I worked closely with the owners of this existing 2-story Oakland hills home to design an affordable, creative addition. I was responsible for construction drawings, coordination, and permitting. In order to save money, the homeowners plan to install interior window trim and baseboard themselves.
Despite a very limited budget, we were able to insert a new stair, two new bedrooms for their children, a bathroom, and a downstairs playroom with a connection to the garden in under 600 square feet of space. We designed a new floor system to maximize the ceiling height by laminating 2 1/4" wide x 1 3/4" thick engineered lumber members together. This laminated floor system essentially became both the structure and finish for the bedrooms and stair landing.
